The 118, Signature Developers’ first completed property — in the heart of Downtown Dubai — brings the lateral living concept to the UHNW lifestyle
With its iconic Burj Khalifa-inspired cityscape and the myriad heaven-ascending residences that herald the world’s tallest building, Downtown living is becoming the hallmark of luxurious habitation in Dubai. At times, it looks like a scene from the dreamscape of a futuristic fantasy novel.
And now the emirate’s newest ultra-luxury property concern, Signature Developers, has written its first story into the pages of the Downtown narrative, by scrawling its stylish cursive on the canvas of the skyline with The 118.
Completed in February, The 118 is an exclusive 28-residence high-rise featuring 26 single-story apartments each on its own floor and two duplex penthouses, over two floors each. The apartments offer panoramic views of the dream-world Downtown skyline: a design feat achieved by raising the building by eight floors to ensure an unimpeded vantage point through the 3.75m floor-to-ceiling glass windows. As such, the residences start on floor 14.
For the directors of Signature, Raju Shroff and Jayant Ganwani, this latest luxury living space on Dubai’s property market is aimed at the high net worth individual (HNWI) seeking a refined room with a view with a touch of understated opulence. They describe the concept behind The 118 as a fusion of the classy urban spaces of New York and London, which offer the much in-vogue lateral living aspect to an apartment.
“We developed The 118 to provide a Manhattan experience with Mayfair finishes, right here in the heart of Dubai,” they tell Debonair.
“We offer exclusivity. Ours is not just another building that sells based on a cost per square feet. Up until now, other so-called luxury buildings feature a minimum of 100 to 200 units and no building has the entire building designed as one apartment per floor.”
The name of the development itself is evocative of the iconic Western property nomenclature Signature has sought to imitate and bring into the modern global setting of Dubai. “The 118 is just the plot number of the property,” they say. “But we wanted to keep it simple, like in London or New York. Some of the best buildings are known or named by the location and number. For example 432 Park Avenue or 77 Mayfair.”
The pieces de resistance of Signature’s maiden property are undoubtedly the 12,000sqft penthouses that sit atop the building. Spread across two floors, with six bedrooms, the penthouses come with either a classic or contemporary finish.
The classic-themed interiors feature curvilinear designs in a warmer palette and marble flooring throughout the residence. The contemporary-themed interiors, meanwhile, have rectilinear forms in a cooler palette, parquet flooring in the bedrooms and marble flooring in the living and public areas.
All units feature stone and pearlescent finishes, with neutral colour palettes.
“After travelling around the world and visiting several residential developments, I realised that the offering in Dubai was not up to my aspirations. So I decided to create a truly unique address in Dubai,” Shroff says, explaining his drive behind getting the luxury project off the ground.
“We felt that there was little scope available for HNWIs looking for a comprehensive home or even a second home in Dubai, and that’s where The 118 slots perfectly in this niche segment.”
The meticulous handover and completion process behind The 118 has also been of critical importance for the directors. In an effort to avoid the stigma surrounding off-plan sales, Shroff insisted that the property be completed before they started selling the units. Considering that a single-floor apartment will set you back anything from Dh23-29 million for a single-floor apartment, and up to Dh65 million for one of the duplex penthouses, Signature’s integrity is to be admired. As a result, the developer says more than 50 per cent of the condos have already been sold.
Starting from 6,600sqft with four bedrooms, each apartment occupies a dedicated floor in the tower, with private access through high-speed elevators. What’s more, the development comes with a temperature-controlled swimming pool, jogging track, treatment rooms and a fitness centre.
Guests can also access the 4,000sqft sunset lounge on the rooftop, perfect for private functions, and a 20,000sqft poolside garden and deck, ideal for large soirées overlooking the modern megatropolis around them.
